Brevoort Park, Saskatoon - We invite everyone to visit our open house at 78 Baldwin Crescent on November 3 from 1:00 AM to 3:00 AM.

Property information Hi Everyone!! Let me encourage you to attend our open house this Saturday. This will most likely be our last open house, as we'll be taking it off the market til spring 08. We're planning to be overseas for 12 weeks begininng in late November, so let's see if we can make a deal! We've adjusted our price by $5000.00 so come ready! Waiting on this one will definitely cost you more come next Spring. Keep in mind y'all, this province is only at the beginning stages of a MAJOR, MAJOR BOOM due to our extensive amounts of natural resource (oil and gas(Hello!!!) and uranium to name a few) so DON'T BELIEVE the hype that this market has cooled off! Stabilized from the spring madness, sure. But creeping UP and UP steadily. Hmmmm.....makes you think, doesn't it... See you Saturday!!

Comments: Someone made the following comments on your blog recently. Please tell me why YOU, as realtors in the busiest market in your lifetime would take 12 weeks off, leave the country and not be available ... and still try to convince buyers/seller to use your services, that there is a 'boom' etc.? Not to many realtors are willing to let other agents eat their lunch. Are you and yours going to be here selling houses for the winter months, or not? I want to sell my house but definitely NOT with absentee agents!

Thanks for your comments. I can see how this blog may have been a little "nebulous" , so let me clarify it for you. Firstly, we're not trying to convince anyone to list with us so that we could then turn around and leave them hanging. After over 30 years in the business combined, we've never handled ourselves that way. To reply to another point/question you made, you'll notice that our website is a TEAM WEBSITE. We sell homes based on a TEAM concept, so during our trip our Associate Scott Ziegler will be handling every aspect of our business...just like he did in January and Februrary 2007 while were also away. He's more than capable to extend the same level of client service and dedication that has made Team Toledo one of the top producing teams city wide.

Finally, to reply as to why we're leaving, it's pretty simple. Our local church (Saskatoon Full Gospel) has very strong ties and commitments to the country of South Africa. Susan and I have been there 4 previous times, engaging in ministry and missionary work. In fact, our church is currently in the process of establishing 2 Children's AIDS orphanages, to try and make a difference in these young lives. With a generation that has been decimated by this killer disease, mine and Susan's hearts have connected with this great people, and every year, we SOW into people's lives and give back to our fellow man. It's our way of taking some of the resources of this richly blessed country of ours and pouring them into the lives of those much less fortunate than ours.

I appreciate the concern, "CJ" so be assured that while we're reaching into South Africa, every aspect of our growing business will remain firing on all cylinders.

The market I think is very risky.............as we just moved back from Alberta....................ALL THE REALATORS and Builders told people that there was going to be a HUGE Jump again this spring...........and look at Alberta now.........the market has decreased by atleast 50,000 because everyone put their house for sale thinking they would get even more, or decided to build and sell this spring to make money.

I wouldn't trust the Saskatchewan marktet at all, as if Alberta isn't making it, Saskatchewan won't either!!!

Hi All

Scott here with Team Toledo.

I just wanted to speak to Karen's comment on the "risky market".

First of all, i think it would almost be impossible for someone to lose money in our real estate market. Perhaps a panic buy with a quick turn around might net you less. Thats a rare circumstance i think.

Secondly. We are not in the same situation as Calgary. Sure our market jumped quite a bit, however it was more of a long term correction then a artificial spike in prices. The average price did correct down a few thousand but not more than 4-5 thousand to date. If we do see significant gains again this spring, it will be a result of the direction of this province, the strength of our economy, the change in government and breaking through the poverty mind set that existed here for way to long. Saskatchewan is just on the cutting edge of a boom and the house prices are going to reflect that. So hang on!

Karen i would hate to see you wait to long and be on the outside looking in, as so many find themselves now. Ask anyone who said they would wait till things calmed down to buy, and see how they feel now that they are paying 30% more for the same house.

Thanks for your reply, I am sorry for my comment, But the only thing I didn't like was to read that there is going to be another MAJOR BOOM. Nobody know's forsure what will happen in the spring, and I didn't like how that would misinform people. I do believe that Saskatoon market is quite strong, and it may not come down, but house prices are already fairly high, can you see someone paying over 700,000 for that bungalow?? I am sure it will be worth more in the spring, but can't really see a huge boom by then. Thanks for your information
